    Sold a house.
4 offers on day one. Only 1 of the offers was below asking price.
On day four, we had 11 offers. Some "all cash."
All but one were over asking.
Requested " strongest offer" from all 11 by Monday night.
3 of the 11 dropped out.
The winning bid increased their bid by $226,000 to be first. All cash offer. No bank involved. 30 escrow.
    Buyer inspection today.
    Gonna miss that place.
Now, I'm down to only 1 house!
Probably hang on to this one for awhile.

Oh yeah, 5 of the 11 offerers were real estate agents/brokers. They were the all cash offerers...

Seems to be a lucrative profession...

Same here, listed on the first day and cash offer $20K over asking. Market's hot for sellers. Wonder if/when the bubble will burst. I know a couple of friends who've gone and gotten their real estate license this year.

She seems happy with the house. Now, she gets to "farkle" it as she wants.

                        2 years already!
(See, you coulda made your landlord another 20 grand richer, and you, 20 grand poorer!)
Instead, you’ve invested in your own future!
                        Good on you!

Ok,Derrick. You’ve had your place for 3 years (almost.)
During that 3 years, you could’ve pissed away another 40 grand, and had nothing to show for it. Instead, you jumped into the “home ownership” realm. So, for all the people on the fence regarding “buying vs. renting” what has been your experience?
